Rules and Terms of Cooperation with Mondiairelay-suivi

1. What is this about?

This document is a collection of rules on which we operate at Mondiairelay-suivi. Our headquarters are in Krakow at ul. Pawia 5, and from here we look for offices for you. If you use our site or order a list of premises from us, it means you accept these rules. We'll give it to you straight: we are not a big corporation with a hundred lawyers, but we care about order in the papers. We count every meter and expect the same from our partners. If you do not agree to the points below, simply do not use our services.

2. What we do for you (and what we don't)

We help companies find offices in townhouses near the Main Square and in Class A skyscrapers. Our work is advisory, negotiation, and checking the technical condition of the premises. We verify 12 key risks in every contract before you give it to your boss to sign. You must know, however, that we are not the owners of these buildings. We only match parties and ensure you don't overpay for rent. The final decisions and the condition of the building after your move are the responsibility of the lessor, i.e., the owner of the townhouse or office building. Old walls, new rules – we only help you understand them and safely go through the leasing process.

3. Your obligations as a client

The office must earn its keep, so for us to do our job well, we need specifics from you. If you are looking for 124 meters in Kazimierz, tell us honestly. We expect the data you enter in the form on the site to be true. Do not waste our time viewing premises for which your company has no budget. If you act on behalf of a company, you must have the right to do so. If you send us an audit inquiry, prepare utility invoices from the last 14 months. Without them, we won't be able to calculate where the office building administrator charged you too high operating costs.

4. Money and settlements

At Mondiairelay-suivi, we play fair. Our rates are public and we don't hide them under asterisks. For lease brokerage, our commission is usually 1.25 times the monthly net rent. This is a standard fee for us scouring the market and giving you access to 19 off-market offers not found on portals. If you order a cost audit from us, we apply a performance model. We take 18% of the amount we realistically knock off your bills over a year. If the invoice analysis shows everything is fine and savings can't be made, you pay us nothing. For space arrangement projects, we take 37 PLN per square meter. We accept payments by bank transfer to an account in Polish currency.

5. Our property and your rights

Everything you see on this site – from our Royal Red logo to the arrangement layouts we draw for you – belongs to Mondiairelay-suivi. We do not allow the copying of our texts or the use of our proprietary methods for checking townhouse installations for your own business purposes. You can download reports about Krakow districts for your own use, but you cannot resell them. We respect your privacy, as described in another document, but here we note: our knowledge bases and articles on skyscraper errors are the result of 8 years of our work in the field. Please respect that.

6. Responsibility and guarantees

We act tough and reliably, but life in Krakow can be unpredictable. We cannot guarantee that the Krakow heritage conservator will always agree to your vision of air conditioning in 99.8%. However, we promise to check this before signing the contract. We are not responsible for the fact that a neighbor in the townhouse starts a renovation two months after your move. Our responsibility is limited to a reliable check of facts available at the time of negotiation. On average, we lower operating costs by 23%, but every situation is different and depends on the building owner's flexibility.

7. Termination of cooperation

You can stop working with us at any time, as long as we haven't signed a specific contract for lease representation yet. If you are simply browsing our offers, you have no obligations. We also reserve the right to refuse cooperation if we find your expectations unrealistic or someone is trying to deceive us regarding square footage. If we have already signed an audit contract, the notice periods contained therein apply. Usually we play clean: no chemistry, no cooperation.

8. Law and disputes

We resolve all disputes first over coffee in our office on Pawia. If that doesn't help, the matter is resolved by the court competent for the city of Krakow. Polish law applies. We do not play with complicated arbitration courts in other countries. We are from here, we know the local realities and we pay taxes here. This regulation may change because the real estate market in Krakow also changes. We will inform you of important amendments via email if you are in our database of 164 served companies.
