The truth about air conditioning in listed buildings
Many tenants give up beautiful offices in the center of Krakow because they fear the heat in July. A myth circulates that in a townhouse under the care of a conservator, air conditioning is impossible. At Mondiairelay-suivi, we proved that's nonsense – last year we installed cooling in 12 historical properties right by the Main Square.
The conservator is not a wall, but a set of rules
Most problems with cooling installations stem from a lack of a plan. The Voivodeship Office for the Protection of Monuments in Krakow does not reject applications because they dislike the cold. They do it when the project disfigures the facade. We know that you won't hang a white box on a wall on Grodzka or Floriańska Street. That's a fact. But there are ways to hide external units in internal courtyards, in roof niches, or on special platforms that are not visible from street level.
In the case of a 134 m2 office on Kanonicza Street, the process of obtaining consent took us exactly 11 weeks. The key was reliable photographic documentation and choosing devices with low noise levels. Old walls, new rules – that's our approach. If you approach an official with a ready-made, smart solution, you usually get the green light. We count every meter and every pipe to make the installation almost invisible to the passerby's eye.
The conservator only rejects applications when the designer takes the easy way out and wants to disfigure the facade.

Air conditioners without external units
If the building is exceptionally difficult and there is no consent for an external aggregate, we use 'monoblock' units. They only require two holes in the wall, which are masked from the outside with grilles in the color of brick or plaster. This solution is about 32% more expensive than a standard split, but it allows starting work almost immediately. We tested this solution in a small design office in Kazimierz, where the owner did not agree to any roof installations.
In such a system, everything is enclosed inside an aesthetic housing in the room. The noise is slightly greater than with traditional air conditioning, but with modern models, it does not exceed 34 decibels. For a team of 7 people working at computers, it makes no difference, and thermal comfort changes everything. The office must earn money, and no one is efficient when the room temperature reaches 30 degrees Celsius.

The electrical power trap in old cables
Before you order an assembly team, you need to know one thing: old townhouses have very weak power connections. Often the installation was designed for a few light bulbs, not for 8 air conditioners and a server room. We had a case on Bracka Street where a tenant signed a contract for 180 square meters, and then it turned out that turning on two kettles blew the fuses for the whole stairwell.

If not, we negotiate with the townhouse owner to increase the allocation at Tauron. Such an operation usually costs from 3,800 to 6,200 PLN, but without it, your air conditioning will just be an expensive piece of furniture on the wall. We'll give it to you straight – without checking the electrics, do not enter into a lease in old buildings.
Too weak a power connection is the most common reason why air conditioning in a townhouse fails.

Costs that are not in the price lists
Installation in a monument is not a standard 'off-the-shelf' job. Pipes with refrigerant often have to be routed through walls 80 centimeters thick or under historic parquet. The average labor cost in Krakow is about 23% higher in historical buildings than in modern Class A office buildings. You need to use specialized drills and often work after hours so as not to disturb other tenants in the townhouse.
For an office of 90 meters, with three separate rooms, the real cost of a complete installation with permits is currently an expense of around 21,400 PLN net. This is the price for peace of mind and a professional look. You can try cheaper with portable pipes out the window, but that's a dead end – they make noise, take up space, and look like a temporary fix. Remember that proper air conditioning increases the sub-lease value if you ever decide to leave this place.

Service is not a luxury, it's a necessity
The center of Krakow gets dustier than the outskirts. Soot from chimneys and dust from the street settle on filters instantly. In townhouses where there is no central mechanical ventilation, the air conditioner is the only air-filtering device. We recommend cleaning the units every 4-5 months, not once a year. The cost of inspecting three devices is about 420 PLN net for us. This is a small amount compared to the cost of repairing a seized compressor in the middle of a heatwave.
