Old walls, new work rules

An office in a Krakow townhouse is more than just an address. It's a ceiling at a height of 3.8 meters and windows that overlook the roofs of the Old Town or Kazimierz. Mondiairelay-suivi does not deal with pretty pictures from catalogs. We go down to the basement to check if the foundations aren't drinking water and if the sewage stacks will withstand the presence of 12 employees in one line. Last year we rejected 19 offers because the owners lied about the power connection. The office must earn money, not stand without power because of old fuses.

Finding 140 square meters that don't require a million-zloty renovation is a challenge. We focus on specifics: how the gas heating works, if there is fiber optics, and if the parquet doesn't squeak so loudly that the client won't hear you over the phone. We count every meter, because in townhouses you often pay for walls 60 centimeters thick that cannot be used. We show the real desk area, not what was entered in the land and mortgage register before the war.

What do we look at during inspection?

  • Condition of electrical installation for air conditioning and servers.
  • Possibility of mounting a sign without arguing with the heritage conservator.
  • Access to the building after 6:00 PM (not every porter wants to stay longer).
  • True load-bearing capacity of the floor if you plan heavy document cabinets.

We had a case of a design firm around Dietla Street. They rented 156 meters without our help. After three weeks, it turned out they couldn't plug in a third kettle without blowing fuses in the entire stairwell. Mondiairelay-suivi is now checking a new location for them in Piasek. Honestly, sometimes it's better to give up a nice balcony for a stable internet connection. In an office, you work; it's not just about looks.

Operating costs in old buildings can be difficult to predict. That's why we analyze the bills of previous tenants from the last 14 months. We don't want you to be surprised in January by a gas bill 2400 zlotys higher just because the windows are leaky. Our job is to catch such traps before you sign a 3-year contract.
